The first Foster + Partners project in Romania

Internationally renowned for iconic projects such as the Apple headquarters in California, the famous Gherkin office building in London, and The Great Court at the British Museum in London, the exceptional team of architects is committed to redefining the central area of Iași.

  • the remodeling of existing retail spaces and the expansion of the total retail area to over 80,000 sqm GLA

  • new brands making their regional debut (fashion, sports, and department stores)

  • flagship store formats for key existing anchor tenants

  • new playgrounds and entertainment centers for families

  • more spaces for events and diverse experiences

  • the redesign of the park with interactive and relaxation areas

  • the relocation and modernization of the event center – 4 halls with a total capacity of 1,000 people

Primark continues its expansion in Romania and will open its first store in Iași at Palas

  • Primark, the international fashion retailer, will open its store in Palas in 2026.

  • The new store will span 3,000 sqm over two floors and will offer the latest fashion trends, as well as everyday essentials in clothing, beauty, lifestyle, and homeware..

The project is currently in the stage of obtaining the building permit

IULIUS and Atterbury Europe have secured the largest loan ever granted for a real estate development in Romania!

The loan is valued at approximately €400 million and represents a syndicated financing granted by four lending institutions: Erste Bank, BCR, EBRD, and BRD.

It is a green syndicated loan, secured by meeting and maintaining LEED Platinum and EDGE Advanced sustainability standards, covering the entire development – operation – refinancing cycle.

RIVUS Live Arts

RIVUS will also include a performing arts center, which will be managed in partnership with the Cluj Cultural Center and will operate in the former arched hall of Carbochim.

A first event took place in May right in the arched hall, hosting a contemporary dance performance by the OM Choreographic Center from Cluj-Napoca. The event brought together representatives of the local cultural community, who will be able to carry out their artistic activities in the future space dedicated to arts and creativity within the project.

Constanța – a year-round active destination

IULIUS and Foster + Partners have launched a proposal to transform a 38-hectare contaminated area in the center of Constanța into a regional development engine, repositioning the city on the map of major European urban landmarks:

 

  • €800 million investment

  • Park and botanical garden

  • Cultural and educational functions

  • Retail – with a complete mix of services, brands, and facilities

  • Public utility functions and services

  • Entertainment and edutainment – featuring new concepts, regional and even national premieres

  • Sports and recreation facilities

  • Office spaces

Discover the vision proposed by IULIUS & Foster + Partners

One of the largest bioremediation processes in Europe:

  • Decontamination efforts involving the setup and equipping of specialized laboratories and research infrastructure with national impact

  • Partnerships with the National Research and Development Institute for Soil Science, Agrochemistry, and Environmental Protection in Bucharest, and with Ovidius University of Constanța

  • An ongoing archaeological research process conducted by a mixed team of specialists from the Archaeological Research Institute of the Romanian Academy, Iași branch, and the National History and Archaeology Museum of Constanța

The project is in its early phase, with the first stage consisting of site environmental cleanup.

The first dendrological nursery in Dobrogea

For the future project, a nursery has been established in the commune of Lazu, currently housing 1,100 mature trees brought from Italy, which will be transplanted into the park to be created from scratch as part of this initiative.
